Frequently Asked Questions

Why Choose Fletcher Homes & Land?

At Fletcher Homes & Land, we offer a modern, independent and personal approach to estate agency.

As a family-run business, we pride ourselves on being flexible, approachable and available when our clients need us. By keeping our portfolio selective, we’re able to dedicate more time, energy and attention to every property we market.

Marketing is at the heart of what we do. From professional photography and videography to strong social media and online exposure, we believe we showcase homes better than anyone else and create marketing that genuinely makes properties stand out.

With two generations involved in the business, we combine modern marketing with traditional customer service, helping us connect with buyers and sellers of all ages.

We also operate without the costs of a traditional high street office, allowing us to provide a premium level of service while keeping our fees highly competitive.

How Do Fletcher Homes & Land Market Their Properties?

At Fletcher Homes & Land, we believe great marketing makes a huge difference, which is why we go above and beyond to showcase every property in the best possible way.

We work with professional photographer Danny Armstrong from Form Photography alongside videographer Sam Breeze to create high quality marketing that helps your home stand out. From waiting for the right weather conditions to carefully selecting the perfect hero image, every detail is considered to make sure your property grabs attention immediately.

Your property will be marketed across Rightmove, Zoopla, YouTube, Social Media and our own website, ensuring it reaches the widest audience possible.

We believe we’ve built a recognisable brand where buyers can instantly spot one of our properties online. Alongside photography and video, we also provide professional floor plans and carefully written descriptions designed to be clear, engaging and impactful.

Do Fletcher Homes & Land Offer Mortgage Advice?

In short, no. We don’t have an in house mortgage advisor at Fletcher Homes & Land.

However, we do work closely with two trusted independent mortgage advisors who we’re happy to recommend. One is based within Cornwall for clients who prefer face to face meetings and local insight, while the other is based out of county for those who would rather deal with somebody remotely.

Both offer access to a wide range of mortgage products and services, and we’re always happy to put you in touch with the advisor best suited to your needs and circumstances.

As a rough guide, the average price for a 3 bedroom detached house in the Penzance area is currently between £400,000 and £550,000, with premium coastal homes and sea view properties often achieving significantly more.

How Long Does It Take to Sell a House in West Cornwall Once an Offer Has Been Agreed?

Once a sale is agreed, the average timescale to complete in West Cornwall is around 12 weeks, although some sales move through in as little as 8 weeks depending on the chain, finance and legal process.

At Fletcher Homes & Land, we work hard to find the right buyer from the very beginning. That could mean the strongest offer, a cash buyer, first-time buyer or somebody with no property to sell, all factors that can help keep a sale moving quickly and smoothly.

From the moment your property goes live, our focus is on creating maximum interest straight away. Professional photography, strong marketing and accurate pricing are all designed to generate viewings quickly and help secure a buyer within the first few weeks, even in a challenging market.

How Long Does It Take to Buy a House in West Cornwall?

Every property purchase is different, but in West Cornwall the average timescale is currently around 12 weeks from agreeing a sale to completion.

Straightforward purchases with no chain, cash buyers and no additional surveys or specialist reports can move incredibly quickly, sometimes in as little as 4 weeks. More complex sales involving chains, mortgages, searches, mundic testing, planning enquiries or structural reports can take longer, occasionally up to 16 weeks.

At Fletcher Homes & Land, we always aim to keep things moving as smoothly and quickly as possible. Once you’ve found the right home, our goal is simple: get you through the process and into your new property as soon as we can.
