From a personal point of view, it's been one I'll remember for a long time. I was lucky enough to head off on my stag do to Las Vegas and Scottsdale, came home to what feels like endless sunshine, watched the World Cup unfold, and apart from what seems like three days of rain, Cornwall has looked absolutely incredible.

Socially, it's been brilliant.

Professionally? Well... it's a little more interesting.

One thing people don't often realise is just how much the weather influences the property market, especially here in West Cornwall.

You'd naturally think blue skies would mean more buyers, more viewings and more sales. In reality, it's not always that straightforward.

When the weather is this good, people's priorities change. Beach days replace house hunting. Barbecues, paddleboards and coastal walks suddenly become far more appealing than spending an afternoon viewing property.

We've definitely seen more late cancellations than usual over the past few weeks. Sometimes it's because people have made other plans. Sometimes it's simply been too hot. And with Cornwall packed full of holidaymakers enjoying the coastline, many prospective buyers have been doing exactly the same.

Ironically, some of our busiest enquiry days often arrive just after the sunshine disappears.

A few overcast days or a spell of rain seems to remind people why they were browsing Rightmove in the first place. The dream of moving to Cornwall comes flooding back, enquiries increase, and viewing requests start arriving again.

It's a pattern we've noticed year after year.

That said, summer still offers one huge advantage...

Properties have never looked better.

Gardens are full of colour, the sea is sparkling, the countryside is vibrant and natural light pours through every room. Professional photography and video taken at this time of year can make a real difference, and those images will continue working for you long after the seasons change.

One positive we've noticed this summer is the quality of buyers.

Yes, there may be fewer people attending viewings on those glorious 28-degree afternoons, but the people who do turn up usually have genuine motivation. After all, who gives up a perfect day on the beach to spend an hour viewing a house unless they're seriously considering buying it?

In many ways, that's helped separate the serious buyers from the casual browsers.

So has the weather been good for the property market?

I'd say inconclusive.

A warm, sunny day showcases Cornwall at its very best and makes every property more appealing. However, when the sunshine stretches on for weeks and temperatures climb higher and higher, property understandably slips down the priority list for many people.

For those thinking of selling, my advice would be simple.

Use the weather while we've got it.

Capture your property looking its very best, get your marketing ready, and when buyers inevitably return after the next spell of rain, you'll already be one step ahead.
